Around 2019 and early 2020, houses in and around Bateau Bay were still accessible by local standards. Median prices generally sat in the mid-$500,000 to $600,000 range, competition was measured, and most buyers were local. Then the market shifted. As lifestyle-driven demand intensified, East Bateau Bay began attracting sustained attention, and prices started to move with real purpose.
Between 2020 and 2022, growth accelerated sharply. Strong buyer demand met tight stock levels, and sale results began setting new benchmarks. By 2022, median house prices had pushed into the high $800,000s and beyond, reflecting a broader reset of value rather than a short-term surge.
